Rentovyn: Rental and Property Management Platform (Demo Project)
Rentovyn is a demo rental and property management platform we built to show how one system can serve everyone in a rental business: property managers, owners, tenants and vendors, each with their own portal, plus AI that triages maintenance and flags risk early. It runs on fictional, seeded US data.
Overview
Rentovyn is one platform with four portals. Property managers run the portfolio, owners see their properties and statements, tenants pay rent and log maintenance requests, and vendors receive and close work orders. A public marketing site shows available units from the live database, with Apply links that feed straight into the online application workflow.
The problem and the goal
Small and mid-size property managers often juggle rent, leases, maintenance requests, vendor jobs and owner reports across spreadsheets, email and phone calls. Late rent goes unchased, tickets sit untriaged, and owners wait for their statements.
Demo goal: one platform for managers, owners, tenants and vendors, with AI that triages maintenance and flags risk early.
Problem framing is the demo's design brief, not a client's story.

AI features
- Maintenance triage: reads each request and sets a category, priority and suggested vendor trade, with a short summary for the manager.
- Lease summary: a plain-English summary of key lease terms, dates and obligations.
- Rent suggestion: recommends a market rent for a unit based on comparable units and features.
- Late-payment risk: scores each tenant's risk of paying late from their payment history, so managers can act early.
- Tenant assistant: a chat assistant that answers resident questions about rent, leases and maintenance.
- Provider-agnostic: works with any OpenAI-compatible API, with a mock mode for demos.

To make every portal explorable, the demo is seeded with fictional US data: 12 properties, 80 units, 97 tenants, 925 invoices and 120 maintenance tickets. These are sample records, not usage figures or results.
