Larkvessa: Real Estate Listings Portal and Agent CRM (Demo Project)
Larkvessa is a demo real estate platform we built to show how one system can run a brokerage: a public listings portal, an agent CRM and a broker back office, with AI that tells agents who to call first. It runs on fictional, seeded US data.
Overview
Larkvessa brings three tools a brokerage usually buys separately into one system: a public listings portal where buyers search and enquire, an agent CRM where every enquiry becomes a tracked lead, and a broker back office for listings, agents, lead distribution and commissions. Every enquiry from the website lands in the CRM with its source attached.
The problem and the goal
Many independent brokerages run listings, enquiries and agent follow-up across a website builder, spreadsheets, a separate CRM and email. Leads arrive faster than agents can answer them, hot buyers go cold, viewings clash, and the broker can't see pipeline value or the commissions owed.
Demo goal: one system for the whole brokerage, with AI that tells agents who to call first.
Problem framing is the demo's design brief, not a client's story.

- Lead scoring: scores each lead from 0 to 100 and shows the reasons (budget fit, engagement, recency), so agents know who to call first.
- Listing description writer: turns listing specs into polished marketing copy.
- Price estimate: suggests an indicative price range for a listing from comparable data.
- Natural-language buyer search: a buyer types what they want in plain English and it becomes listing filters.
- Provider-agnostic: works with any OpenAI-compatible API, logs every call, and includes a mock mode so the demo runs without an API key.
